RERA certificate is the license which is issued by the Real Estate Regulatory Authority to builders and agents. RERA registered certificate aims to protect the rights of home buyers and boost the investment in the real estate sector. Real Estate Regulation act has brought rapid changes in the real estate sector of the Indian economy. The main objective of this act is to bring transparency, reduce corruption and increase accountability in real estate sector.

According to the Real estate and regulatory authority act 2016 (RERA), every real estate project must be registered under this act to deal in real estate projects. After RERA registration real estate agent will be given a registration number by the authority which will be valid for 5 years. It is mandatory to get RERA registration certificate to advertise, market, book, sell or offer for sale, or invite persons to purchase in any plot, apartment or building. If any real estate agent fails to register under RERA act then they will be liable for the concerned charges. These are the following plots and apartments which are exempted from RERA registration requirements:

  • The area of land should not be more than 500 square meters.
  • It should not exceed 8 floors in a building.
  • Renovation or redevelopment of the land to be proposed for the development work.
